The price on the listing is just the beginning. When you buy a home in Miami, there's a layer of additional costs that many first-time buyers don't fully anticipate — and getting caught off guard at the closing table is one of the most stressful experiences in real estate. Here's what you need to know before you make an offer.
Closing Costs
In Florida, buyers typically pay between 2% and 5% of the purchase price in closing costs. These include lender origination fees, title insurance (both lender's and owner's policies), title search fees, recording fees, prepaid homeowners insurance, and property tax escrow. On a $500,000 home, that's $10,000 to $25,000 on top of your down payment. Always ask your lender for a Loan Estimate early in the process so you know exactly what to expect.
Home Inspection
A standard home inspection in Miami typically runs $400 to $600 depending on the size of the property. This is money you'll spend before closing — and it's worth every dollar. Inspectors check the roof, plumbing, electrical, HVAC, and structure. In South Florida, you may also want a separate wind mitigation inspection (which can lower your insurance) and a 4-point inspection if the home is older, which many insurance companies require.
Flood Insurance
Miami-Dade County has significant portions of land in FEMA flood zones, and flood insurance is not included in your standard homeowners policy. If your property is in a designated flood zone — which many properties in South Florida are — your lender will require a separate flood insurance policy. Annual premiums can range from a few hundred dollars to several thousand depending on the flood zone designation and the elevation of the structure. Always check the flood zone before making an offer.
Homeowners Insurance
Florida has some of the highest homeowners insurance rates in the country, largely due to hurricane risk. For a typical single-family home in Miami-Dade, expect to pay anywhere from $3,000 to $8,000+ per year depending on the age of the home, roof condition, and location. This is a significant ongoing cost that directly impacts your monthly payment if escrowed through your mortgage.
HOA Fees
Many communities in Miami — including condos, townhouses, and gated single-family neighborhoods — have homeowners association fees. These range from under $100/month for basic single-family communities to $1,000+/month for luxury condo buildings with full amenities. HOA fees are not included in your mortgage payment and must be factored into your monthly budget.
Property Taxes
Miami-Dade has a millage rate that results in property taxes of roughly 1% to 2% of the assessed value annually, depending on the municipality. For a $500,000 home, expect $5,000 to $10,000 per year. If the home you're buying has been owner-occupied and has a homestead exemption, be aware that your taxes may increase significantly after purchase since the cap on assessed value resets at sale.
The Real Number to Budget
When you add closing costs, inspections, insurance deposits, and HOA move-in fees, the true out-of-pocket cost at closing is often $15,000 to $40,000 more than the down payment alone on a mid-range Miami home.
